Extension of the deadline for submitting the property tax return

Electronic submission of the new property tax return has been available since July 1st via ELSTER or the usual forms, and the submission deadline has now been postponed to January 31st 2023. The reformed property tax will be implemented on January 1st 2025; from that date onwards, owners will have to pay the new property tax.

When can we roughly expect the new property tax assessment?

You will receive the new property tax assessment, which will disclose the amount of property tax to be paid starting 2025 during the course of 2024.

Sometime before that, you will receive the property tax value notice and the property tax assessment notice from the tax office. The tax office is expected to send out these two notices on the assessment of the property tax value at some point inbetween fall of 2022 until some point in 2023.

How much property tax will you have to pay in the future?

The value cannot yet be calculated in precisely, as neither the property evaluation has been completed nor the assessment rates from 2025 onwards are known.

However, the new regulation will be similar in structure and means:

Property tax value × tax rate × assessment rate = property tax

How is the living space calculated?

In almost all federal states, you have to enter the size of the living space used wholly or partially for residential purposes in the property tax return for real estate, except in Baden-Württemberg, where there is an area model with specifications of the property size.

Prepare the following documents to gather the necessary information:

  • Contract of purchase of the property,
  • Documents concerning the insurance or financing of the property
  • in the case of residential ownership, the declaration of division
  • for rented apartments, the rental agreement
  • Construction documents (living space calculation)
  • Excerpt of the land registry
  • Letter of request to submit the property tax return
